Q: Do you have dimensions for the lot?
Yes, dimensions for each lot are listed on the survey.
Q: Will you fix a pothole in my road?
All roads are considered unmaintained dirt roads. This means that it is up to the customer to maintain them if they would like, however no one is obligated.
Q: Does this property have a driveway?
Unless stated otherwise, all tracts are raw land. This means there are no driveways or improvements.
Q: Have you done a perk test?
Our company does not do any testing on the lost. If you would like to do a perk test on the property for septic you can do that while you have an option contract or once you purchase.
Q: Is this land in a flood zone?
Typically we don't buy land in flood zones, but it's important for you to do your own due diligence. Please check out FEMA maps online to assess flood risks.
Q: Do you pay property taxes?
We pay all property taxes when we receive the bill from the county. After we've made the payment, we'll then bill you for the amount owed.
Q: What type of legal document will I have while I have a loan?
You will receive a contract for deed while you have a loan and warranty deed once the property is paid off.
Q: Can I hold a property?
Yes, any property can be held for up to two weeks with an option contract.
Q: Can I visit before buying?
Yes! We highly recommend that you visit the property before purchasing to ensure it meets your expectations. This firsthand experience can be invaluable in making an informed decision.
Q: I want a property with easy access so that I can build a house, what would you recommend?
Properties closest to the county road or along the county road will always have the best access!
Q: Can I create a hunting lease on my property?
No, properties can not be leased for any reason
Q: How many goats can I have?
You can have goats as long as they are on a personal scale and not commercial quantity.
Q: Can I have a greenhouse?
No commercial greenhouses are allowed. However, Greenhouses can be used for personal use, but this depends on the particular property's covenants.
Q: When can I start using the property?
As soon as the contract for deed is signed!
Q: Are there time limitations to build?
Unless specified in our listing there are no time limits on which an owner can build on the property.
Q: Is someone available to help me locate the property?
We purchase the property in bulk from many different sources. We do not offer this service due to the fact that it would add to our costs and therefore add to the sale price of the property. Contact me and you'll get accurate information with specific direction to the property.
Q: What forms of payment do you accept?
Bitcoin, Bank Deposits, Bank Wires, Cashiers Checks, Credit Cards, and Debit Cards.
Q: Who qualifies for financing?
Everyone! We don't check credit or employment history. It doesn't matter if you have good credit, bad credit, or no credit you can buy our land.
Note: We charge a nominal $18 a month loan servicing fee on all contracts, but this can be waived if you enroll in autopayments.

Q: How much is closing costs and what's it for?
The Closing Costs take care of the paperwork: Deeds, Contracts, etc. This fee is currently a nominal $199 for us to prepare all of the legal documents required for the land contract.
